Booking Terms

Booking Terms and Conditions:

By filling out the online booking form confirms that you accept the terms and conditions set forth here and is binding by all persons staying in our home. It is the the renters duty to be sure that all guest staying in our home follow these rules.

Terms of your rental:

1. Free local, US and Canada long distance telephone service is included.

2. The home you are renting is a completely furnished four bedroom, three bath house  or villa with all of the appliances and utensils necessary for an enjoyable vacation. Nothing should be taken out of the unit, except the beach towels and beach chairs. Your rent includes basic cleaning after you leave, including washing sheets and towels. Please wash the dishes and cooking utensils that you use before you leave. If excessive cleaning is required, or if items are stained, damaged, or missing, additional charges will be taken out of your security deposit after I have discussed the damages with you. You hereby agree to pay for any excessive cleaning fees, damaged, or missing items.

3. No smoking or pets allowed. If a pet is discovered your immediate departure will be demanded.

4. Maximum occupancy is 8 people unless other arrangements have been made. There should be no occupants other than what is reported and no excessive day visitors unless you have made arrangement with me. If excessive visitors are discovered whether they spend the night or not than you may lose your deposit and guests my be asked to leave.

5. Volume and noise levels must be kept to a level that will not disturb the neighbors.

6. If you cancel, refunds of the security deposit are not provided after 60 days prior to reservation. Rental refunds are not provided less then 45 days prior to reservation.

7. Absolutely no illegal activity is allowed at anytime.  Including under age drinking or drugs.

9. My management company has the right to come into our home at your request to make repairs or if they

feel it is absolutely necessary for the good of our home. Only in extreme circumstances will this ever happen.

10. You must report any breakage or dissatisfaction with the home within 24 hours of your arrival if you are requesting

any type of refund.

11. Check in time is 4:00 PM and Check out time is 10:00 AM. Please remember these times when booking your


12. Neither the owner nor manager is liable for personal injuries or stolen items.
